Although it’s barely half over, this year is on track to be one of the most successful for Southern Crafted Homes, which has already closed more than 50 homes and has another 56 under construction.

The area of greatest growth? Custom homes throughout Pasco, Hillsborough and Pinellas counties are increasingly in demand, said Jim Deitch, chief operating officer for Southern Crafted Homes.

Deitch attributes the surge in demand for custom homes to a resurgence of families looking to live in homes that can accommodate extended families and entertaining. Families are looking for bigger lots that can handle the more upscale designs, he said.

“There is a much greater demand for more space, lavish features and luxury,” Deitch said. “And home buyers are having fun adding into their home plans all of the design details they’ve always dreamed about. We’re taking their dreams and translating them into blueprints that work,” he said.

Here are some examples of this renewed focus on custom construction: Southern Crafted Homes just completed a $2.2 million private residence on beachfront property in Treasure Island and is preparing to build two more custom beach homes, as well as one on the Intracoastal Waterway.

It also has projects underway in Wesley Chapel, New Port Richey, Trinity, Tarpon Springs and Isle of Palms.

Another reason so many families are choosing Southern Crafted Homes, Deitch said, is the 23-year-old company’s buying power, which translates into better value for customers.

“A custom home typically costs more because it’s a one-of-a-kind home,” he said. “We’re able to capture volume buying power with our contractors and suppliers and pass that value on to our custom home buyers,” he said.

“That connection with contractors and suppliers also means our custom homes are built faster than typical custom homes, which translates into significant savings for buyers who are using construction loans for their financing.”

Southern Crafted Homes also has seen growth in home building in traditional communities with two new neighborhoods.

The company is breaking ground this summer at Bayou Grand, a new townhome community in Seminole, as well as opening a second phase in The Preserve at Quail Woods in Wesley Chapel.

Southern Crafted Homes has been building in the Tampa Bay area since 1990 and has built in more than 20 well-known communities.

The home builder’s attention to quality and detail has garnered awards. Most recently, it was named to Professional Builder Magazine’s list of Housing Giants 2012 and 2013. Before that, it won the Florida Green Building Coalition’s Builder of the Year and a Leadership in Housing Award from the Environmental Protection Agency for its commitment to building energy-efficient homes.

Much of the company’s success is its ability to build in successful communities, neighborhoods where families are eager to live, Deitch said.

“Because we offer such a diverse range of products, we can meet the demands, needs and wants of first-time homeowners, move-up buyers, empty nesters, luxury-home buyers and customers who own their own lots” he said.

In the Tampa Bay area, Southern Crafted Homes builds homes in five communities: Bayou Grand in Seminole, Champions Club in Trinity, Devonwood in Land O’ Lakes, The Preserve at Quail Woods in Wesley Chapel and Stonegate, also in Land O’ Lakes.

Champions Club in Trinity features high-end homes on wooded home sites and golf course sites. The community features the Fox Hollow Country Club. For more information, call (727) 376-3731. The company recently completed four high-end custom homes in the community and is getting ready to start construction on several more.

At Stonegate in Land O’ Lakes, families will find outstanding community amenities, such as a resort pool, lap pool, gym, playground, clubhouse, walking trails, a park and a fishing dock. There are more than 25 different floor plans, ranging in size from 1,981 to more than 4,500 square feet and priced from the low $200,000’s. Call (813) 242-7817 for details.

The Preserve at Quail Woods is known for its large home sites and feeling of being nestled in nature but close to it all. The second phase of this successful community is now under construction.

Only minutes from Interstate 75 and The Grove at Wesley Chapel, homeowners enjoy privacy with shopping and major roads nearby. Homes start in the low $200,000’s and floor plans range from 2,250 to more than 4,500 square feet. Call (813) 973-8914 for more information. Seven showcase homes are set to start construction in the coming weeks.

Devonwood in Land O’ Lakes features high-end, low-maintenance luxury villas ranging in size from 1,461 to 2,023 square feet. Homes are priced from the $180,000’s and the builder allows full customization. Call (813) 949-9273. The community is close to being sold out.
