Closeout sale under way in Hammocks at Kingsway
You may think the holiday sales are done, but Inland Homes still is offering home buyers a deal. The Hammocks at Kingsway in Seffner is hosting a builder's closeout for the final homes in the community, says Jonathan Valdez, sales professional for Inland Homes. "This community has sold really well and only a few homes remain to make this neighborhood complete," he says. Inland Homes soon will begin construction on the remaining homes, all the Arbor Plus floor plan. The Arbor Plus provides about 2,200 square feet of living space and is priced from $230,000. "There are lots of standard features in the Arbor Plus, such as Corian counter tops, 42-inch high cabinets, appliances, pest control and termite control," he says.The floor plans feature energy-efficient details, such as a radiant barrier of insulation in the ceilings that can reduce the temperature in the attic by as much as 20 degrees, Valdez says. "Besides those standard features, home buyers can add their choices at key points during construction, depending on when they buy," he says. The Hammocks at Kingsway began selling about 18 months ago. "Our sales pace has been good, especially during the summer and in spite of the down market, which is a really good thing and a testament to how popular the Hammocks is with families," Valdez says. When complete, the Hammocks will have 47 homes. The community has no community development district fees, a fact that Valdez says is luring home buyers. "There is only a homeowners' association fee and that pays for cable and high-speed Internet for every home, which means one less bill coming to our home buyers," he says. Valdez says the community's location is another popular selling point. "We are in a prime location for families because we're tucked into a quiet area of the county yet close to the interstates that can take commuters to work and entertainment in most any direction," he says. "And just across the street from our entrance is a public park." To reach the Hammocks, take Interstate 4 to Exit 10 (Mango Road). Make a right and travel to U.S. 92 and make a left. Travel about four miles and make a left onto Kingsway Road. The community entrance is on the right. The Inland Homes sales center is open from 10 a.m. to 6 p.m. Monday through Saturday and noon to 6 p.m. Sunday.
