Ravinia Courtyard Villas brings new concepts to traditional neighborhood design
Ravinia Courtyard Villas in the northwest area of Hillsborough County is a different type of residential community, according to Terri Jennings of Prudential Tropical Realty. "Inspired by the simple forms and elegance of Anglo-Caribbean architecture, these luxury courtyard villas are like nothing you've seen before," Jennings said. "We wanted to do something completely different for this area," said Larry Ross, sales manager at Ravinia. "We are reinterpreting the concept of a traditional neighborhood design with clusters of charming villa style homes on tree lined streets, with lush green landscaped spaces, nature trails and an outdoor recreation area. They are very private with high walls and each includes a raised planter with power and water. Owners can create their own little oasis and personalize it with a fountain. The villas are an indoor/outdoor living concept, and you can really bring the outside in. "The floor plans are very open and range in size from 1,800 to 2,432 square feet of air conditioned space," Ross said. "The smallest villa has two bedrooms, two bathrooms, a den and a two-car garage, while the largest villa has three bedrooms, two bathrooms, an optional half bathroom and a two-car garage. Each villa has a covered front entry with oversized 8-foot doors." The courtyards range in size from 190 to 371 square feet, and the larger villa plans include three sets of eight-foot French doors, which make the courtyard accessible from the master bedroom as well as from the living room. The villas are priced from $199,900. The Ravinia Courtyard villas are built using both green technology and universal design concepts, making them energy efficient, healthy living environments for all stages of life, according to Ross. The green technologies include double-pane low-E windows throughout the home, a high-efficiency central air conditioning system, real play wood roofs, dual-flush toilets, compact fluorescent lighting, MERV 11 air filters, R-30 blown-in roof insulation, R-11 batt insulation, R-4.2 foil insulation, high-efficiency 50-gallon water heaters and Energy Star GE appliances. "We incorporate universal design concepts in our villas to enhance accessibility for those with special needs," Ross explained. "This allows owners to age in place without requiring drastic renovations. We have wider doorways, wider hallways, zero entry shower floors and wood blocking in the walls around the showers and toilets for installation of grab bars." The bathrooms feature spacious vanity cabinets, clear glass shower areas and designer tile on the floor and shower walls. "All of our villas have beautiful gourmet kitchens with 42-inch cabinets, an eat-in breakfast area that overlooks the courtyard, a stylish island with bar stool seating and the GE Energy Star appliance package," Ross added. Other standard features include ceramic tile and stain-resistant carpet, nine-foot-four-inch ceilings, thee-panel doors with nickel finish lever handles, state-of-the-art wiring for electronics and a full laundry room. "One of the big innovations we are using is bamboo flooring," Ross said. "It comes in an array colors, is very durable and is very comfortable to walk on."
