NEW TAMPA — What started and stalled as one of New Tampa’s most distinctive new developments is back in gear and helping drive growth in northern Hillsborough County.
Situated in the heart of New Tampa off Bruce B. Downs Boulevard and just a few minutes east of Interstate 75, Live Oak is a resort-style, gated community sitting on 1,300 acres. It is being built out by the Lennar Corporation after a nearly two-year building hiatus.
Jeff Morin, Lennar vice president of sales, said Lennar is working to finish about 50 new houses in the neighborhood of more than 1,000 single-family homes. He said the community rests in one of the most desired areas of New Tampa, due to its proximity to schools and shopping.
“It’s a highly sought-after area of north Tampa; it’s not far from the Wiregrass mall and there are great community amenities, from the clubhouse to pools and water activities for the kids.”
Live Oak Preserve’s clubhouse features a resort-style swimming pool, a children’s splash pool, a fitness center and tennis, volleyball and basketball courts.
Morin, who’s based in Tampa, said there are 12 different floor plans for Live Oak homes ranging in size from 1,400 to 2,700 square feet and featuring three to five bedrooms, two to 3½ bathrooms and a two-car garage.
Home costs range from $200,000 to $260,000 and homes include stainless-steel kitchen fixtures, granite countertops, wood cabinets and ceramic floor tiling.
“It’s one of the most affordable communities in New Tampa, if you’re looking to build something new,” he said.
Live Oak’s proximity to some of the Tampa Bay area’s popular recreational locations also makes it desirable, said Morin. The Little Manatee River State Park is 42 miles away; Busch Gardens is 15 miles; the Florida Aquarium is 25 miles; Apollo Beach is 34 miles; and St. Petersburg Beach is 54 miles.
“If someone is looking for a New Tampa location and new homes, there’s not a better location than Live Oak in the area,” said Morin.
