WESTCHASE — A 220-unit townhouse development on 85 acres off Sheldon Road at Meadowview Circle has been approved by the Hillsborough County Commission.
This week’s 6-0 vote by the board, which came without any comment from the public or commissioners, follows the recommendation issued July 16 by land-use hearing officer James Scarola, who said the proposed project is compatible with existing development in that area.
Tuesday’s vote approves the rezoning, from AS-1, agricultural, single-family homes, to planned development.
The townhouses will be built in the northwest corner of the site, adjacent to Lake Chase Condominiums. Access to Sheldon Road will be on the site’s east side. Though existing wetlands and two man-made lakes totaling 35 acres consume about 45 percent of the acreage, the resulting density is acceptable under the county’s exception for developments that will not cause adverse environmental impacts, Scarola stated in his report.
The lakes will provide a buffer between the townhouses and existing single-family homes to the south, his report stated.
Additionally, the site is not within a significant wildlife habitat and the Environmental Protection Commission offered no objections.
The property is owned by Thomas Holdings, a limited liability corporation, which has contracted with M/I Homes of Tampa, to construct the townhouses.
