Lennar plans grand openings in three communities
It's the ideal scenario. Mortgage rates are still at all-time lows. There are plenty of new homes for sale. And homebuilders are motivated and making deals to sell. Add to that several new model homes showcasing new designs, a new Everything's Included program that puts nearly every conceivable feature as standard in every home, as well as choices within enhanced upgrade packages, and you've got a clearer picture of what Lennar Homes has in store for Tampa Bay area families. The program, called EI for short, means Lennar includes the most popular features as standard in every home design, said Mark Metheny, president of Lennar Homes' central Florida division."Our EI program is like an upgrade package on steroids," Metheny said. "We've always been an EI builder and offered upgrades that other builders would charge for," he said. "But with EI, families can get thousands of dollars worth of quality extras at no extra charge. Our EI program not only saves homebuyers money, but it saves them the time of having to choose options for their homes." These extras include dozens of details found both inside and outside the home, including many energy efficient and green features. Among some of them are R30 insulation in ceilings, a high efficiency heating and air conditioning system, a programmable thermostat, Energy Star appliances, Florida-friendly landscaping, reinforced concrete slab foundation with steel rebar reinforced footers, and energy-efficient LowE dual pane windows. To merge all of these details into something tangible, Lennar Homes is hosting several grand openings in communities throughout the Tampa Bay area that will "easily wow families," he said. "We've hosted a lot of grand openings before and had great responses, even selling many homes on event days," Metheny explained. "With today's market of low rates, being a buyers' market, and with lots of great deals to be had, I'm sure our upcoming launches will be just as successful." Lennar's newest grand openings include the following three: * May 7, from noon to 3 p.m., in Hampton Hills in Lakeland. This event features a Family Fun Day with a bounce house, clowns and music. The featured model home is the Kennedy, a four-bedroom, three-bathroom home with a three-car garage, all in 2,267 square feet of living space. * May 14, from noon to 3 p.m., in Live Oak in New Tampa. This event is also a Family Fun Day. The featured model homes are the Hamilton, a four-bedroom, three-bathroom home with 2,032 square feet, and the Monte Carlo, a five-bedroom, three-bedroom home with a bonus room and a three-car garage with 3,210 square feet. * May 14, from 3 to 7 p.m., in Brandon Pointe Townhomes in Brandon. This event will have a Margarita Madness theme with free food and beverages. The featured model homes are the Glenmoor, a two-bedroom, 2.5-bathroom townhome with 1,532 square feet, and the Hampton, a three-bedroom, two-and-a-half-bathroom townhome with 1,625 square feet. Metheny attributes much of the success of Lennar's previous grand openings to the buyers themselves. "Most folks who attended our events were serious buyers and knew they'd better act fast to get their new home," he said. "They were first-time home buyers and many were buying our move-in ready inventory homes. "In addition, many families were able to move into a new home for less money than they were paying in rent. The real estate market is definitely improving and our next events will certainly continue a trend of satisfying homebuyers. Basically, people are realizing that the time might not be any better for buying than now." And if the market itself isn't enough to convince some homebuyers, Metheny said the tipping point for many is Lennar Homes' Everything's Included program. "With Everything's Included, homebuyers are assured the best value at every price range," Metheny said. "The Everything's Included is definitely the better way to buy a home.
