As the housing market worked its way through a painfully slow recovery in the Tampa Bay area, builders were understandably cautious about starting new construction, even as the existing inventory of new homes continued to wane.
According to Dale Human, senior vice president of sales and marketing with Lennar, the company saw that the decrease in inventory homes would create an increased demand in the marketplace.
“We saw the decrease in inventory and we were proactive in securing building permits several months ago and beginning to build new homes as inventory was shrinking,” Human adds. “Between Brandon, Riverview and Ruskin, in the South Shore area of southeastern Hillsborough County, we have 117 move-in ready homes.”
Human adds that the new Lennar inventory homes are in some of the most desirable communities in the popular South Shore area, including Brandon Pointe, Wilson Preserve, Triple Creek, Belmont, Hawks Point and River Bend. Lennar has built the new move-in ready homes in a variety of floor plans and sizes.
“These homes are ready to be sold and moved into over the next couple of months,” he says.
The homes range in size from 1,352 to 4,259 square feet of living space, and are available in configurations that range from three bedrooms and two bathrooms up to seven bedrooms and 3½ bathrooms. Human points out that Lennar has built such a varied inventory to ensure the company has a move-in ready home to meet the needs of any buyer.
The Brandon Pointe Community is near the Westfield Brandon mall and is within minutes of the Lee Roy Selmon Expressway and Interstate 75 for easy commuting.
Hawks Point is just minutes from I-75, yet the country setting, waterfront home sites and conservation area views makes it feel far removed from the hustle and bustle of the city.
The River Bend community, which features a clubhouse and community center, as well as resort-style swimming pools and a picnic area, has home sites with spectacular views, while Triple Creek and Wilson Preserve combine easy access to I-75 with the natural beauty of the Riverview area. Human says that the desirable communities are only part of the reason why Lennar’s new move-in ready homes are a bargain for buyers.
The homes combine Lennar’s popular Everything’s Included program, which saves buyers thousands of dollars by including the most requested features and upgrades in the home’s price, as well as Lennar’s new EcoSmart program, which makes a Lennar home “10 to 20 percent more energy efficient than the majority of new homes on the market,” according to Human.
Lennar wanted a green program to complement its Everything’s Included package, which led to the creation of the EcoSmart program. It was developed by looking at a house as a complete system and finding ways to make energy-efficient building products, practices and systems work together to reduce energy costs.
“We save customers money for as long as they live in the home,” Human adds. “Plus, they are getting the best value by buying a home that is ready to move into. Interest rates were starting to come back up, but at this moment there is a dip in the rates. That allows for more affordable payments if customers buy a home that is completed or almost complete now, as opposed to waiting for one to be built.”
The new Lennar move-in ready homes are priced from the $140,000s to the low $300,000s and Human says the selection of floor plans and communities has something for every family and lifestyle, with all the assurances that come with the purchase of a Lennar home.
“Lennar has had a proven reputation as a builder in the Tampa Bay market for more than 40 years. We build a high-quality home that is the best value in the market, and we stand behind our product,” Human adds.
“Lennar has its own preferred lender and preferred title company, which helps make the home buying process easier. We are truly a one-stop shop. I would advise buyers to act now, because these move-in ready homes are going fast.
