Highland's Sunset Hills offers buyers help with down payment
Building in a new community in Dade City has allowed Highland Homes to become a leader in home sales in Pasco County. "This is the third city in Pasco County that we're building in,'' says Kathie McDaniel, vice president of sales and marketing for the Lakeland-based company. "Sunset Hills is not only a new community for Highland Homes, but also it offers a new type of product for us in that every buyer will get $50,000 of down payment assistance toward the purchase of their new home." Highland Homes has always been considered the new home value leader, McDaniel says, explaining that the company specializes in unique financing options for buyers. "We've offered down-payment assistance before, but this community is different,'' she says. "Sunset Hills is a partnership with Pasco County and every qualified buyer will receive the down payment assistance."The amount of down payment assistance is the largest assistance program the company has been involved with, she says, adding that certain restrictions apply. Also, she notes, Highland Homes requires just $99 down on a new home purchase in any of its communities, which gives buyers another reason to build a new home in Pasco County. "There will be no closing costs, so buyers will have no additional costs on the purchase of their new home,'' McDaniel says. "The great thing about this program is that buyers will also have a house payment [that's] much lower than rent. Payments will range from about $600 for a three-bedroom, two-bath home to about $850 for a four-bedroom, 3.5 bath home." All of the homes offered in Sunset Hills are move-in ready and include a refrigerator, microwave, dishwasher, and washer and dryer, as well as blinds on all the windows. Houses range in size from 1,250 square feet to 2,179 square feet and feature three to four bedrooms and two to 3.5 bathrooms. Other features include wood cabinets, Mohawk stain-resistant carpet and full landscaping. Prices start from $139,900. "Buyers at Sunset Hills will visit the Highland Homes selection studio and choose their exterior and interior paint colors, counter tops, flooring and more, so the home will truly be designed around their personal selections," says McDaniel. Sunset Hills features 64 home sites situated among lush trees and rolling hills with a community open space for neighborhood gatherings. It is located just off State Road 52, between U.S. Highway 301 and Interstate 75, near Lake Jovita golf course, one of the state's top-rated courses. It also is close to St. Leo University. "Dade City is known for its historic downtown area with unique architecture of commercial buildings and residential homes with a small-town atmosphere and great sense of community,'' says McDaniel. She adds that Highland Homes meets the needs of every buyer looking for a home in Pasco County with its variety of communities. The company also is building in Meadow Oaks, a golf course community in Hudson with homes priced from $138,900. A gated community with clubhouse, pool, fitness center, tennis courts and golf, Meadow Oaks is a great location for people who want to be near the beaches of the Gulf of Mexico or the highway for a quick drive to downtown Tampa, via the Suncoast Parkway, McDaniel says. "With its atmosphere, convenience and amenities, this community is great whether looking for your first home, a vacation home or something bigger or smaller to meet your needs.'' Meadow Oaks is located off State Road 22 in Hudson, just west of the Suncoast Parkway. The third community in Pasco that Highland Homes builds in is Ten Oaks in Zephyrhills. "It's popular with buyers who like neo-traditional home communities,'' McDaniel explains. "The styling evokes Old Florida. The community has a large conservation area with nature trail, and a large gazebo greets everyone entering the community.'' Houses range in size from 1,250 square feet to 2,031 square feet and are priced from $138,900. They feature three to five bedrooms and two to 3.5 bathrooms. "Sales have been excellent with an average of five new homes sold each month,'' she says. "The location and style of these homes are what helps to make this community one of the best selling Pasco neighborhoods.'' The location — just outside Wesley Chapel, off Eiland Boulevard in Zephyrhills — is great for those buyers looking for a quick drive to Interstate 75 or the University of South Florida campus, yet "gives you the feel of living in a rural country setting,'' she adds.
